This is the person that inspects your roof. They either work for the insurance or can be a contractor. They inspect for hail damage, and determine if a claim is valid, no they don't' build your roof.
This is the guy that you hire if you want him to represent you as a claims adjuster on your behalf. He charges a small fee but works to get you a thorough and more complete claim, code compliant, more accurate than the Insurance Adjuster. No they do not build your roof.
If you and the insurance cannot agree you can hire one of these guys to work on your behalf, the insurance will also hire an appraiser to work with your appraiser. This will cost you also, but is well worth it to get your claim to move forward. No they will not build your roof. They get you a more complete settlement.
If your are incredibly frustrated and cannot figure out what to do and your are willing to give up a larger portion of your claim payout than the other parties you can hire them. There is not a guarantee unless you are on hourly, then that would be a bill... but its an option never the less. Never Hire an Attorney to Roof Your home. Unless they have sound construction experience.
When you reroof your home you get a building permit. Then you will go through various inspections, and the goal is to get your project fully approved. They are part of the process but they do not build your roof. Permits can be expensive.
Although they can be talented, they are not any of the above parties and especially not an attorney. If your insurance works with them, there is not additional fee out of your insurance proceeds. They are not adjusters, appraisers, attorneys or building inspectors. But with enough support they can get the critical items covered without costing you needed insurance funds. Yes they can build your roof and help your adjuster determine what is needed to fully complete your scope and get you needed funds.

If you experienced a hail storm or event that makes you think, Heh my carrier needs to replace my roof, be prepared to get some answers before filing a claim. You will need to consider your roofs age, the last storm date hopefully less than 2 years, and hopefully you are intimately familiar with your insurance policy and your agent. Things like ACV policies, Code Compliance, Roof Schedules, and big deductibles can really give you a bad day. Your insurance Policy is your responsibility, make it a good one!
Although age is a factor when replacing your roof It typically has nothing to do with an insurance claim. We have replaced 40 year old roofs and 6 months old roofs. The question is, is your roof working for you? If there are no leaks, and you don't have roof damage from hail, wind, or weather, then why? Be careful to not get caught up in new roof mania. Great, so you have a hail damage claim, and they gave you enough money to get a top notch roof, right? Probably not, not likely!
The truth is, the adjuster has no idea of the process, the local codes, and what kind of permitting is required. Many adjusters are independent contractors and not licensed as adjusters. Most heard it was good money, took a 3 day course and wham they are now hired by your carrier to check out for haild damage. Insurance company's don't simply give away expensive roofs, they make you work for it. A typical insurance claim pays about $.30 on the dollar. They are counting on your lack of knowledge and experience to get the last 60% to 70%.

My agent told me to get 3 bids and take the lowest bid. I get to keep the rest right? Oh boy, that sounds like an awful bit of advice. Depending on your carrier and how much you pay them, they give big discounts for your ignorance. Don't short sale your potential future insurance claim.
Wow, talk about punishment. Kind of like going to a car dealership and the closer comes in to get you into the $600 a month payment, right? Its brutal. Then you do it, again and again. Yikes! Finding 3 good quality bids that can be compared is like a needle in a haystack.
If you aren't versed in roofing, building code, quality products, flashing, valleys, debris disposal, subcontractor pitfalls, typical roofer shortcuts; if your not a current active roofing contractor, how can you put together the critical pieces of information needed to get a "set" of qualifying bids? Apples to Apples, right? Hire a professional that can help you figure out what you need. Don't short-side the most important part of your home, your roof!
Roofing is like everything else, you go to youtube and become educated, right? Sure if you have the next 5 years of your life. Would you believe me if I told you, hire a roofer to help you get quality roof estimates. You need to measure your roof, you need to know all the components, typical processes like starter, ridge, shingles, felt, flashings, ventilation, flat roofing, nails, sealant, etc. You need a quality statement of work, that all roofers can bid on. Here is the short list:
1. After you check your agent for insurance coverage, determine if your are filing an insurance claim.
2. Get measurements, most roofers use Eagle view Satellite Measurements.
3. Get a list of applicable building codes for your roof and property.

Before starting your claim, talk to your agent and make sure you have a good deal coming if you file a claim. Below is the short list of bugaboos we roofers run into when working with homeowners and insurance adjusters. Do you have:
1. A full replacement policy (RCV)?
2. Ordinance and law, code compliance, or code upgrades (adjuster terms)?
3. Your deductible amount? By Law you must pay it.
4. A roof schedule, that creates a 2nd deductible you have to pay.
5. A time limit, so you don't lose your recoverable depreciation?

A Clear Path:
Is it easy to file and go through an insurance claim for hail damage?
The short answer is no! There are many pitfalls and many crevasse you can get stuck in. The insurance claim goal of the process is to confuse you and get you to adjust your perception of what value your roof has.
The Chair Concept: Think of a chair with two, three, or four legs, which one would you want to sit on? That is the element of success in your hail claim. If you have good wood, enough legs, and adequate time, the chances are, you will have a successful claim.
Having a good wood source: Do you have enough information to file a claim without dispute or potential loss of your funds? It sounds pretty confusing doesn’t it. Here a good start to your laundry list:
1. Leg one – the background data of the event
A. Do you have a good date of loss?
B. Did you take good pictures and the date of your loss or even video?
C. Did you grab a notebook and take some good notes with times and dates of the hail event?
D. Did you get pictures of your home and yard after the event, before you started cleaning it all up?
E. Before calling in your claim did you make sure your insurance policy would provide you a good result?
2. Leg two – Good Agent, Good Policy, Good Result
a. Do you have a good insurance policy? We do not read, advise, or interpret your policy. Find out if you have a good insurance policy.
b. Do you have a full replacement value when you file a claim or a actual cash value? One will make you happy, the other is a big frowny face.
c. Do you have Building Code Updates or not? This can mean thousands of dollars out of your pocket if you do not.
d. Do you have a roof schedule if you get replacement of your roof? Again this is a big frowny face for most people.
e. Do you have a great agent or is he bothered if you call him and ask him to help you understand your insurance policy that he sold you. That is how he makes his living, make sure he can help you in case you have a claim.
3. Leg three – Reputable contractor with your insurance claim experience
a. Do you have a reputable contractor?
b. Do you know if they actually have the tools in place to help you?
c. Do they have insurance claim software so they can speak the language of insurance to your insurance carrier?
d. Do they know the insurance process of claims, supplements, documentation and protocol?
e. Do they have a good reputation with building services in Fremont County?
f. Are they licensed in this location with insurance and bonding?
4. Leg four – You and your commitment to the process are important! Are you committed to being part of the plan?
a. This is your claim, your roof, your insurance policy. To get a great result you have to be committed to being part of the result as well.
b. Remember you have the contract relationship with your carrier. We have a contract relationship with you. It is a courtesy on the carrier and your contractor that they work together on your behalf.
c. No bids needed, your insurance carrier has the same software and system as your contractor (if its us). There is a price, that includes labor and materials that they use.
d. A bid negates the claim and puts homeowners in a risky position if there are unforeseen items or changes that creep up.
e. There are two types of contractors for your roof, one that works with the insurance claim system and one that says heh here is my bid, typically verbal or on a napkin. Be sure that you can get the best chance of funding unforeseen issues during your project.
In Summary: As you can see, they more legs on a chair the more stable and predictable it is. Take the time to understand what role every person plays in your claim.
A word about your mortgage being listed on your claim payments:
1. Why is my mortgage on my insurance claim check? That is a question for your insurance adjuster.
2. Your Roofer deserves to get paid, most offer credit or financing for this short term situation.
3. Stay on top of your Mortgage issues, don’t make a roofer wait for a payment from a slow Mortgage signature on your claim check.
4. An unsigned claim check from your mortgage does not negate your requirement to pay.
A word about your payments:
1. Your first payment will be your ACV Check for the roof listed on your claim.
2. Your second payment will be your deductible as listed on your claim.
3. Your third payment will be your requested upgrades like more gutters, better shingles, more vents, solar vents, bigger gutters, etc.
4. Your forth payment is your release of depreciation when your roof and other projects are complete.
5. Your fifth payment is your approved supplement and any code upgrades that the insurance did not pay for. If your insurance denies any ordinance and law requirements, we are responsible for completing them. Either you or your insurance must pay for these.
6. Your potential additional payments are when your roof claim is not paid and excessive balances are due on your roof, additional fees may apply to you if your insurance carrier does not move forward on payments for your home.
Be a great Customer, work with your contractor, stay engaged with your adjuster and his responses, and when you get an insurance check notify your roofer, they have been working on your behalf in the background and carrying a large balance on the work they have completed for you. In exchange, the roofer will go 100 miles and 100 hours to protect his customer against the deficient claim initially paid to the homeowner. These homeowners are also the carrier’s customers.
Even though I am a roofer, I don't believe roofers are "bad" people. Not that a bad decision cannot be made. That can happen to anyone, the adjuster, the carrier, the homeowner, the roofer, the agent...
A homeowner must be prepared and take responsibility for their actions and decisions for a cheap policy, or deny payment, or blame a stranger for a low payout or a deficient roof installation.
Become prepared and you will succeed in this industry.
1. Understand your policy and how it may compromise or elevate your potential result. Before filing, know that your coverage will work for your needs. We are not adjusters, so work with your agent.
2. If you’re getting bids, do not involve the insurance claim in the discussion.
3. If you are getting bids, hire a professional to help you create a document that details what you need.
4. If you hire a roofer to help with the insurance side of roofing, make sure they know what they are doing.
5. If you hire a roofer on a claim, to get a good result, it takes pictures, code documents, and software.
6. If you have a claim, realize that the roofer is working on your behalf. Take care of them.
7. Understand that the adjuster on your roof, does not know roofing, building code, or policy.
8. Understand that the carrier will slow roll the claim before paying the full roof requirement.
9. To get a fully paid claim could take months and months to get payment in full, make the necessary arrangements.
10. Try to work with roofing companies that can finance or take credit cards, they have to be solvent to qualify.
11. Hire experts to help you, it will always pay off and you will get more for your money.

Its important to understand, what you as an owner need to do, what a successful Roofing Contractor needs know and provide, and finally how those roles are dramatically different from your insurance adjusters. The following elements are from our (you and me) most trying times and experiences working together, Roofer and homeowners and trying to explain apparent damage and a solid construction recovery plan to your adjuster, when we are not adjusters.
A wind or hail storms hits Canon City Colorado. Your shingles are flying off the roof. Your first inclination, call a roofer. Well thats me, so we make an appointment to look at your roof. Listen, we are not Adjusters, and in most cases it doesn't take an adjuster to see damage on a roof. So, I am simply saying this, make sure you have a plan if hail hits your roof.
If you think your insurance should cover your damage, at a minimum your insurance plan needs to state it will cover it, whether its a replacement or a repair. However it your don't we finance, or can offer you an estimate.
Sanity Check: contact your agent give them the scenario that your roof has hail damage. If the adjuster comes and agrees about the damage, will it be covered in whole or partial.
Document the call, ask for detailed information, find the truth before you need it, for real.
Damage is not clearly defined. Each carrier has their own criteria for hail damage or wind damage. Then, each desk adjuster has their own interpretation, finally the guy on your roof is probably some independent contractor. This is the guy taking pictures, measurements, and finally putting together the report of his findings. Usually based on their spin on damage.
What about the roofer: if your lucky and your roofing contractor sees the damage, and understand the process from beginning to end, of course then they have their standards to put it.
So in summary, damage is not always damage, it's based on many views and standards. If your roofer is like us, after so many roofs, discussing damages and reroof plans to Adjusters, well to get to the point you have a pretty strong idea.
That is a perfect question for your agent. Please call him or her. I believe each state has a period to file, call your agent to find out. Sometimes we help a homeowner, find damage, and even the adjuster agrees. Only one thing is missing, a valid date of the storm. In summary the claim may be turned down because there is no date. Don't risk the wait.
For my company, we have to collect a deductible because we are paid by the insurance funds, we work in the process of storm claims, we collect based on the final replacement cost of your roof, not an independent blind bid. The state of Colorado requires us to collect the funds based on the claim, including the deductible .
Are you funding the full roof replacement on your own?
Are the roofers ready to collect funds once you sign a contract, regardless of insurance? Or do you need assistance in the process of your reroof due to hail?

This is what we know: if you make a decision on a contractor that is your decision and you are responsible for the outcome, nobody else. If You have funds from hail or wind damage, chances are great, that there will be additional unknown and unseen damages uncovered during the process of your reroof. Does the contractor know how to present the additional work to your adjuster?
If your contractor assisted you on the in the process, they can help you get the needed item presented to your adjuster correctly.
A contractor only has the latitude that you allow them, beware of short cuts, especially if they have no idea how to deal with your adjuster.
